For most homeowners, real estate represents a significant part of their personal wealth. Understanding your home’s current market value can help you make more informed decisions about your equity, future improvements, refinancing, investment opportunities, retirement planning, or simply what comes next.

What Is a Home Valuation?
A home valuation is an assessment of what your property could reasonably be worth in the current real estate market.
Online valuation tools can provide an interesting starting point, but they are generated primarily from available property records, sales data, and algorithms. They can’t walk through your home, see the improvements you’ve made, understand the quality of those improvements, or fully account for the nuances that can separate one Sherwood home from another.
That distinction becomes particularly important in established neighborhoods, custom homes, luxury properties, acreage, and homes with significant updates or unique features.
How Is Your Home’s Market Value Determined?
A professional real estate valuation considers much more than square footage and the number of bedrooms and bathrooms.
We look at factors including:
– Recent comparable sales and relevant pending competition – even off market comps
– Location, neighborhood, and even micro-location within a neighborhood
– Lot size, privacy, views, and outdoor amenities
– Condition, updates, and quality of improvements
– Floor plan, functionality, and current buyer preferences
– Current inventory and competing properties
– Buyer demand and recent market behavior
– Features that automated valuation models may not recognize
The numbers matter, but so does understanding how buyers perceive those numbers in the current market.
That comes from experience.
Online Estimate vs. Comparative/Competitive Market Analysis
An automated valuation can be useful for monitoring general trends, but it shouldn’t be confused with a professional Comparative/Competitive Market Analysis, or CMA.
A CMA examines relevant comparable properties and then considers the differences between those homes and yours. The goal isn’t simply to find the closest three sales and average their prices. Good valuation work requires judgment about which sales are genuinely comparable and which differences actually matter to buyers.
This is particularly important in Sherwood, where two homes with similar statistics can perform very differently depending on neighborhood, lot, condition, updates, floor plan, and presentation.
What About an Appraisal?
An appraisal serves a different purpose.
A licensed appraiser provides an independent opinion of value, commonly required by a lender for a purchase or refinance. A real estate market analysis, by comparison, is designed to help a homeowner understand how their property may compete and perform in the current marketplace.
Both can be valuable, but they aren’t interchangeable.
Why Know Your Home’s Value If You Aren’t Selling?
This is something homeowners sometimes overlook. There are plenty of reasons to understand your property’s value even when a move isn’t on the immediate horizon.
Planning improvements. Before investing substantially in remodeling, it can be helpful to understand your home’s current position within the neighborhood and which improvements buyers tend to value.
Evaluating your equity. Your home’s value is an important part of understanding your overall financial picture. A lender can advise you about borrowing options and requirements if you’re considering accessing that equity.
Considering another property. Sometimes the first step toward buying an investment property, acreage, vacation home, or your next residence is understanding what you already own.
Thinking several years ahead. You don’t have to be moving this year to begin planning intelligently for a future move.
Simply staying informed. Your home is an asset. Knowing approximately what that asset is worth is useful information.
